'The River at Vaughan' is located in historic Vaughan, Mississippi, and comprises 1,210+/- acres that consist of 700+ acres of mature hardwood timber (Instant Income off property), 100+ acres of tillable/food-plot area, 130+ acres of plantation pine, 170+ acres of mature thinned hardwoods, and 105+ acres of miscellaneous hardwood.

We have 2 years of documentation of the wildlife on the property, and in our opinion, it has the potential to be a farm that has and will produce truly exceptional white-tailed deer. There has not been a buck killed on the property that was less than 5+ years old in the last 3 seasons, so the new owners can walk into a good age structure already in place.

'The River at Vaughan' also houses a thriving turkey population. During the last week of the 2024 spring season, over 7 gobblers were heard throughout the river bottom from one location, and 2025 should be no different.

The layout of this property is in two tracts. One tract, located on the north and west side of Vaughan Road, is approximately 260+/- acres, with an upland mixed forest type feel. It has a gentle roll, with plantation pines planted in what was once cotton fields and surrounded by mature hardwood.

Move across Vaughan Road to the southeast, and you'll find 950+/- acres of some of the finest river bottom hardwoods left standing. Roughly 630+ acres of mature hardwood timber that has not been harvested or thinned in a very long time. 170+ acres had a wildlife cut done on it roughly 20-25 years ago, which has made for some of the best bedding and browse a deer could ever ask for.

75+ acres of fallow farm ground is located on the northwest side of the property and could be a source of summer deer crops or even development into a waterfowl wetland area.

The current owners have a plan drawn to manage the timber, expand food plots, and add some access roads in order to maximize the property for wildlife and hunting, if anyone would like to see that as well.
